The Neue

Located at the corner of West San Antonio Street and South Guenther Avenue, The Neue is a four-story mixed-use development set to bring 72,000 square feet of vibrant new construction to the heart of downtown New Braunfels. Designed as a boutique residential and commercial destination, the project includes 46 luxury condominiums along with more than 5,000 square feet of retail and office space. Ground-level storefronts are framed with expansive glazing and shaded by metal canopies, offering visual connection to the street and contributing to an active pedestrian environment.

Drawing from Central Texas architectural traditions, the building’s material palette blends warm masonry, limestone, metal, wood, and glass to complement the surrounding context. Upper-level residences feature punched window openings and balconies that overlook the downtown streetscape. A robust amenity package supports an urban lifestyle, with plans for a resort-style pool, fitness center, outdoor kitchen, dog park, and secured parking.

Throughout the design, special attention is given to the public realm. Wide sidewalks, terrace seating, layered landscaping, and pedestrian-scale lighting create a welcoming experience at street level. The design embraces New Braunfels’ creative spirit with opportunities for art integration along key facades and interior community spaces.

Privately funded by Gillum Development and Seals Family Properties, this $20 million project reflects a shared commitment to thoughtful urban growth and placemaking in one of the state’s most rapidly expanding cities. Construction is anticipated to begin in 2026, with completion expected in Spring 2027.
