In an effort to promote higher density pedestrian mixed-use development, the City of Selma, located north of San Antonio along the I-35 corridor, hired Douglas Architects to evaluate and master plan a new 50-acre ground up town-center development. Preliminary, DAI conducted a site analysis, studied different density and organizational models, then evaluated the options from a design and development standpoint. Stakeholders, city officials and the DAI team worked collaboratively in this overall effort and established key planning objectives.
Upon completion of the study phase, a comprehensive master plan was developed, which included a rendered site plan comprised of street types, public spaces, districts, building locations and program assignments. In addition, perspective renderings denoting details and character of the development were prepared. Financial analysis included a development proforma indicating requirements for GAP financing, along with options for Public-Private Partnerships. The final comprehensive report prepared by DAI will be the basis for advertising and selection of a developer partner.
